Capital Gains & Dividend Tax Rates
The current federal capital gain and dividend rate of 15% is set to expire on December 31, 2010. The rates will return to the pre-Bush tax cut levels of up to 20% for capital gains and 39.6% for dividends.

Like-Kind Exchanges
Like kind exchanges (Section 1031 exchanges) allow taxpayers to sell qualified property and then acquire replacement property and defer capital gains until the replacement property is sold. Deferred capital gains will be taxed at future tax rates. Therefore, it is important to analyze when to recognize the deferred gain, considering projected tax rates.

Cost Segregation Studies A cost segregation study is a comprehensive analysis of the investment in a newly constructed or existing building. Through separating building costs related to tangible personal property, land improvements, and indirect costs, tax deductions are accelerated, thereby increasing cash flow for property owners. Please be sure to check with the Internal Revenue Service for exact details and information about these changes.
