You've probably heard about pre-qualification and pre-approval for a loan, but did you know there is a difference between the two? Pre-qualification is where you have an informal meeting with a lender and tell them about your income and your debts and how much money you have available for a down payment and the lender will tell you what loan amount you should qualify for based on what you told them. However, in a pre-qualification they do not verify any of the information you give them so there is no guarantee you will be approved for the loan. On the other hand, with a pre-approval the lender verifies your employment and credit history, verifies that you have the necessary cash required for closing and can give a commitment to lend you a specific amount based on the verified information. This gives you significant buying power with a seller, as your offer would be stronger by having the pre-approval than a similar offer that did not have loan pre-approval.
